Additions

An extension or increase in floor area or height of a building or structure is called an addition. A building permit is required and it is required to be posted on site, and visible from the street, before work begins.

Administrative Deviation

The Community Development Director may administratively approve minor dimensional deviations of 12 inches or less from the provisions of Chapter 16 or a deviation in the number of required off-street parking spaces amounting to one percent or less of the spaces otherwise required.

Administrative Site Plan Amendment

Where a site plan has been previously approved, the Community Development Director may approve, deny, or approve conditionally a minor site plan amendment in accordance with the same criteria used to review the site plan. Minor amendments shall not change the uses, nor increase the building size beyond 20 percent of the gross floor area of the structure(s), not to exceed a maximum of 5,000 square feet of gross floor area, and will not substantially change the function or appearance of the development, or result in any negative health, safety or welfare impacts on the community or adjacent properties.

Amendment to an Issued Building Permit

This form must be used when requesting an amendment to an existing building permit. All requests for amendment must be approved by the CDD Building Safety Division before performing any work included in the amendment request. Proceeding with unapproved/uninspected work may cause a stop work order to be issued.

Wood Deck Guide

Wood decking may be used in Los Alamos if a fire retardant material is properly applied and reapplied as necessary such that the wood decking, as treated, meets the class II flame spread classification.

Excavation Permit

An excavation permit is required whenever cutting pavements including sidewalks, curbs, ramps, or asphalt on county-owned or county-controlled roads. Or digging more than four inches along rights-of-way or within right of way easements. 

Permit holder shall be responsible for confirming all utility locations within public rights-of-way prior to any excavation. For all Utility Locates in Los Alamos County call New Mexico One Call (800) 321-ALERT (2537).

Limited Scope - Commercial

This simplified building application process is for those less complex building renovation projects where the following conditions apply:

  • The buildings or structures to be altered are not more than two stories in height and there will be no structural changes or additions to building’s volume, height, or footprint; and
  • There will be no change of occupancy type as defined by the Building Code; and
  • There will be no significant change of building egress; and
  • There are no significant Life Safety violations on the building requiring the attention of an architect or engineer; and
  • No unusual conditions or hazards exist.

A licensed contractor must apply for this permit but generally no professional architects or engineers will be required as part of the application process.

Before starting the process, we highly recommend that you (or your representative) and contractor meet with the Building Official who review the nature of your project and advise you on how to proceed.

Manufactured Home Placement Application Packet

A placement permit for placement of a Manufactured Home in Los Alamos County. This permit is only meant to indicate compliance with the Los Alamos County zoning code. Please check with the State of New Mexico Construction Industries Division at (505) 476-4700 for any other required state permits. "Manufactured Home" does not include recreational vehicles or modular or pre-manufactured homes, built to Uniform Building Code standards, designed to be permanently affixed to real property.  "Manufactured Home" includes any movable or portable housing structure over twelve feet in width and forty feet in length which is used for nonresidential purposes.

Site Plan

A site plan is a graphic depiction of a proposed development of property that provides information such as location of structures, setbacks, exterior facades, placement of parking and traffic circulation, exterior lighting and landscaping. Summary Plat

Summary Plat is subdividing a single existing lot into no more than two lots, combing two existing lots into one lot, or correcting a technical surveying error. Summary Plats may be approved directly by the CDD Director without a public hearing. In either case, consult with CDD prior to filling in an application to determine which type applies to your situation.

Temporary Banner/ Sign Permit

All banners and temporary signs as well as permanent signs need a sign permit whether or not they are on public or private property. Banners require a Temporary Sign Permit: One 30 sq ft sign per parcel and up to one additional sign per 300 feet of street frontage. Banners may be displayed up to 30 consecutive days and the permit may be renewed once. Yard sale and real estate signs do not require permits but their size and locations are regulated.

Traffic Impedance Permit

Required for work on County-owned or County-controlled roads and rights-of-way, including paved and unpaved streets, bicycle lanes, and sidewalks.  A traffic control plan must be approved by the Traffic Engineer in advance for planned projects.Temporary traffic control devices are required to meet ATSSA condition standards.

Waivers and Variations from the Development Code

The Board of Adjustment considers Applications for Waivers at a public hearing. Waiver means an adjustment of dimensional requirements, parking regulations, or design standards contained in the Land Development Code. Waivers shall not apply to regulations controlling density or land use.

Windows or Door - New, Change or Replace

Any owner or authorized contractor who intends to construct, enlarge, alter, or repair a building or structure shall first make application to the building official and obtain the required permit. Los Alamos County requires the permit, once issued, to be posted on the project site before work begins. The county-issued permit must be visible from the public roadway.
